Home and Commercial Inspections
To put inspection costs into prospective, a home inspection
and reasonable testing costing, say, $750 on a $150,000 house
is only 0.5 of 1 percent of the price. And the high probability
of my inspection is that the report will give you recourse back
to the seller for many times (often ten or twenty times) more
than the entire cost of inspection and testing. Remember too that
testing may uncover some unexpected contamination which will alert
you to a ‘money-pit’ that you should not even consider
buying.
I
am often asked what I inspect for in a house. My short answer
is - everything and nothing. For example, everything I can see,
run, poke and pry is inspected. But I am not there to pick the
house to bits – it is a house with some age on it and the
buyer must realize that. If it is new construction then I will
report cosmetic items which I would not do with an older home.
Since the vast majority of houses are now inspected before sale,
it behooves the seller to at least consider having an inspection
BEFORE the house is listed or shown. That way, any problems can
be repaired or discounted in the price. It makes for a quieter
life! This is especially so if the seller has been a ‘hands-off”
owner.
As one instance of my thoroughness, the Board mandates that only
a few windows and electrical outlets need be checked but if I
can get to them, I check them all.
I would never claim to find all the problems in a house –
there just is not time and a house is too complicated and confining.
But I do my best and very rarely get ‘nasty’ letters
or phone calls. I urge potential clients to read the pre-inspection
agreement form
to see what the inspection process covers and does not cover.
I
have done some very large commercial buildings – 300,000
square feet is the biggest - and I seem to do a lot of church
inspections too. I will often ask acquaintances in other trades
to help me with these if I feel that it is out of my field.
I do require payment and the receipt of the pre-inspection agreement
form before the written report is issued. But provided you give
me a working e-mail or fax address, you can usually have the report
on the day of the inspection.
