What’s the whole point of having a building inspection?
The appraiser only deals in generalities – the house is in
fair condition or perhaps poor. But the inspection report should
not only describe and explain to you any major, deal-breaking items,
but it should also itemize other repairs which would cost you time
and money either now or even in the future when you come to sell
the property. You then use the report to ask the seller to help
defray the cost of repairs or have them completed.
My inspection will high-light both these aspects – i.e. generally
anything costing over $200 and any safety items, despite their cost.
And all this can cost you exactly nothing - or perhaps earn you
